How to Manage the Repair Process on a High Number of House Flips
I have had a lot of requests for this video. It is a tough one to make because every house is different and we never do things exactly the same way. I try to go over how we start the repair process with our contractors and subcontractors when we have up to 20 house flips at once going on.
The key to doing it fairly quickly is Nikki, my project manager who works with the contractors, and Home Depot very closely. We also have processes for who goes in the house first, when they go, what subs are used and what we do and don't repair on a flip.
We do not make every house perfect as it would cost us money in the end. Our sweet spot tends to be middle of the road rehabs that make a home nice, but not extravagant. We also use as many subs as we can to free up our contract time. Not only do we have flips going but rentals as well. right now one of my crews is tied up building a dance studio for a new tenant in my 68k sqft strip mall.
