Wholesaling real estate is one of the purest forms of no money down real estate and it’s how I actually got my start in real estate. So I love teaching people about it because let’s be honest, a couple extra thousand bucks a month can go a long way. Just think about it, my average wholesale fee is between $5K-$10K, so let’s average that out at $7.5K. If you’re closing multiple wholesale deal a month and averaging about $7.5K, that’s an extra $22.5K a month! That’s life changing money!
Do you want to know the #1 way to be consistent and make this kind of money? Making the phone ring! It’s simple honestly, there’s a couple ways that you can do this…
#1 Direct Mail- I have been using this strategy for years and typically not long after I send it out, my phone is ringing. You should be hyper targeting the exact audience you want to send your direct mail to. For instance, in wholesaling you’re looking for sellers with motivation and equity, then add in a few more specifics and BOOM, a specific targeted audience that could make for great motivated sellers. #2 Bandit Signs- Before you get all up in arms about bandit signs saying it’s illegal and you just can’t do it, I’m going to stop you. I’ve been using bandit signs for 14 years now and have generated tons of leads that way and guess what? Never been fined or gone to jail. You just have to do it right and stay consistent. Keep it simple and make your signs stand out. And for the hook up for bandit signs, use Dirt Cheap Signs. Great pricing and a lot of my Clever Investor students are using them.
#3 Cold Calling- If you buy data and get a list then what you have to do is start skiptracing. I recommend using something like Data Finder or Batch Skip Tracing to start pulling numbers, addresses and emails. After you get that phone to ring you can start writing offers and don’t forget to start tracking your results. Tracking your KPI’s can show you what’s working and what’s not. How many calls you have to make to get a lead, how many bandit signs you need to put out to get your phone ringing and so on. Once you track all these touch points and milestones, you will know what it takes to ramp up your business so you can start closing more real estate deals.
